What’s happening up at Manstead Close should concern everyone as Regency are in a frenzy to raise quick cash before company changes are expected in August.

The way they’re behaving up there could easily happen anywhere else on the park.

A cul‑de‑sac that used to be pretty and peaceful has turned into a building site. It’s more like a chaotic Carry-On comedy sketch than a managed development. They’ve rushed new homes in, and only afterwards started trying to think about how to connect essential services like water and electricity. The result is sections of the road being dug up and, worse still, parts of residents’ pitches being butchered.

Regency have got a lot wrong here, and we’ll be talking with the Manstead residents affected about what further action might be needed. But the question we’re being asked right now is simple: what are our rights?

The law says Regency can enter a pitch to carry out works, but they must give 14 days’ written notice. The only time they can skip the 14‑day rule is in a genuine emergency, such as a burst pipe.

What they’re doing now is not an emergency, so our advice is not to agree to anything unless that written notice has been given. Of course, some residents may feel that if Regency are allowed to do the work anyway, there’s no point insisting on the 14‑day pause. That’s entirely your choice.

What’s important is that Regency must put right anything they disturb on your pitch. We’ll all need to keep an eye on whether that actually happens.

Also, the landlord should not be door‑stepping you to get verbal approval to waive your rights, and we have already written to Regency asking for this practice to stop so please let us know if it continues.
