Lots of residents have been really happy to see Mick back doing work around site, but a few people have understandably asked what’s changed at Regency, because the company has always said residents couldn’t be employed by them.
Just to clear up any confusion - Regency’s policy is still the same. They don’t have residents as employees. That's purely company policy, not the law. There's actually nothing in the Mobile Homes Act that would stop them employing residents but they choose not to.
But a self‑employed contractor is not an employee. That’s an important legal distinction. So a resident doing work as a self‑employed contractor is not an employee, and even a strict “we don’t employ residents” policy doesn’t apply. That’s why parks often use residents for things like meter reading, gardening, small maintenance jobs and call‑outs.
Regency are relying more on contractors than staff now, and that’s a deliberate business move. They’re heading into a crucial period where they need to make the parks look attractive to new investors or potential new owners, and a lean wage bill helps them present a tighter, more efficient operation.
